Roofing Maintenance and When It's Time to Replace

Updated: Feb 2, 2021

Our express guide to homeowner roof maintenance and when you need professional help.

Your roof protects your home from the elements, helps regulate the inside temperature, and may help lower your energy costs. Maintaining your roof and replacing when necessary adds value and protection.

An ideal roof should be aesthetically pleasing and structurally sound.

"May you always have walls for the winds, a roof for the rain, tea beside the fire, laughter to cheer you, those you love near you and all your heart might desire. ” ~Irish Blessings

Roof Maintenance

Keep Gutters Clean

Clogged gutters can lead to water overflow that can lead roof damage, as well as your siding and even the foundation of your home. Clean out clogged gutters on a regular basis and especially after a storm. Consider having gutter guards installed if you don’t already have them, and have the gutters cleaned professionally if you can’t perform the work effectively on your own.

Trim Back Trees

It is important to trim back trees that have grown too close to your roof. A strong gust of wind or rain storm can easily cause these branches to damage your roof and cost you thousands of dollars. Trim back any branches that are hanging over or close to your roof to prevent them from causing damage.

Be Aware of the Warning Signs of Damage

Due to its location, it can be difficult to spot damage to your roof until it’s too late. There are some signs that something may be wrong with your roof. You just have to know what to look for. Curling shingles, missing or cracked shingles, sagging roof lines, moss growth on the shingles, mold growth inside your home, water stains inside the home, and higher than usual utility bills are all signs that your roof could be damaged.

When to Schedule an Inspection

It is important to have periodic roof inspections, especially after severe weather or your roof shows the warning signs of damage. The National Roofing Contractors Association (NRCA) recommends two roof inspections each year, by a licensed roofing professional, to avoid premature roof failure.

When a Roof Replacement is Must

If you find yourself in need of complete roof replacement, keep these important tips in mind:

1. Be careful about getting multiple estimates! Many roofing companies will tell you what you WANT to hear and you will probably hear them say they will "make it work" for a certain price. This might mean cutting corners or not addressing the important details.

2. Find the best QUALITY and most KNOWLEDGEABLE contractor you can find. Make sure you trust they understand the needs of your project and can communicate well with them. Get a REAL company, your insurance wants YOU to be happy!

3. Send the bill to your insurance company. Insurance adjusters Are NOT contractors nor do many of them consider proper safety, building code, or construction process requirements. Call us if you are interested in "the rest of the story".
